Industrial Self-Storage

Self-storage is a great asset class. The IRR can be very high due to the market demand, low capital and low operating expenses. These facilities may been poorly managed, and may be as much as 50% below market rents for the area.

Often capital expenses run low, and the expense ratio runs 30 - 35%, compared to  apartments/houses investments that often run 40 - 50% or more. There is often the opportunity for expansion on these facilities as well.

There is significant data showing that storage as an asset class is recession proof, and ready for continued growth. It is a sector that is growing and has the potential for significant future development. Thus self-storage is optimum investment choice.
